We have completed the sale of a 12-bed former student house at 98 Broadwater Road. Previously let to Brighton Metropolitan College, we assisted the private vendor with appointing a dilapidations surveyor and dealing with other end of lease matters. An HMO licnece was obtained from the local authority. This assisted the sale to a local property company coterminous with the grant of a lease to a national charity that provides hostel accommodation to vulnerable women. The sale was agreed just prior to lock-down but managed to complete despite the solicitors working from home.

Despite the COVID-19 lockdown we have managed to facilitate the relocation of food re-purposing charity UK Harvest. They have expanded from District Council premises into an office and warehouse space at Manor Farm, Donnington. Increasing demand for the charity's services has necessitated the need for more space.

The COVID- 19 virus is having an impact on RICS professionals and regulated firms whose work involves direct contact with clients, customers and tenants, whether in an office or through visits to a property. This is causing significant uncertainty for many, especially as government guidance evolves daily.

 In addition to adhering to government advice and guidance, RICS recommends that firms and professionals who are involved in work where there is direct contact with clients, customers or tenants, such as through inspections, appraisals, and viewings have a clear strategy in place for visits or on-site work to ensure the health and safety of all those involved.
This strategy should consider:

  • Whether the instruction or request from the client, customer or tenant is absolutely necessary. For inspections, viewings, and appraisals, discuss with your client whether postponing the appointment would be possible, or whether safeguards could be put in place to comply with government guidance.
  • Where viewings are continuing, 360 degree on-line viewings may be offered as an alternative to visiting a property, especially where the property includes occupants who have been identified as being particularly vulnerable or at risk. Visits must not be carried out to properties where the occupants are in self-isolation.

Medhursts will act upon this and Government guidance and will no longer continue to maintain a physical presence at our office but will continue working remotley using email and mobile phones. Our landline takes ansaphone messages that are relayed by email to us.  

We have implemented a business continuity plan in order to provide an uninterrupted service to our clients. We are well equipped and have the infrastructure in place.

Acting for a private Self-Invested Pension Plan provider we have completed the sale of Unit 16 at the City Business Centre in Basin Road, Chichester. The purchaser is a private Small Self Admistered Scheme and the property will be occupied by Secure Construct. Purchasing of commercial property into a pension plan is an attarctive and tax efficient way of investing in 'bricks and mortar' especially during these volatile times on the stock markets.
