Thomas Eggar House

After spending more than 3 years looking for more suitable premises, Thomas Eggar solicitors have completed a new lease on the North Wing of East Pallant House in Chichester. The offices form part of Chichester District Councils head quarters. The 8,800 sqft building will be rebadged as Thomas Eggar House as they relocate the 50 yards across the road from The Corn Exchange building in Baffins Lane.

Medhursts represented Thomas Eggar in the search and negotiations, using their local knowledge to secure the off-market transaction. Alex Medhurst said "We had been looking for the right building for a long time. It was a question of size, location, quality and accessibility to Thomas Eggar's clients. I became aware that Chichester District Council would be releasing surplus space at some time and the two requirements fell into place very neatly."

The lease is for 10 years. The move is expected to be completed during August to coincide with the lease expiring on The Corn Exchange building in September. The Estates Department advised the District Council.

Apsley Shooting Ltd have taken a new 5 year lease on Unit 6 Wyndham Park in Midhurst. The business unit will be shared with Beeswax & Lavender Residential and Commercial Cleaning Ltd.

Unit D5 on the Hilton Industrial Estate at East Wittering has been taken by SAS Groundwork's on a new 3 year lease. The whole estate is now fully occupied. Medhurst’s acted for the landlord who are private investors based in Hampshire.


Chichester District Council closed its consultation on its proposed Community Infrastructure Levy [CIL] on 23rd April. Depending on the reaction to the comments received it is probable that a Draft Charging Schedule will be examined in public before being adopted later this year.

The effect is for a new development tax being imposed on new residential and retail development in the district. The tax proposed will be calculated at a rate of £120 per m2 in the district south of the SDNP and £200 per m2 in the north. Retail development will be charged £125 per m2 for food based and £20 per m2 for comparison shopping. New student housing will also attract a charge of £60 per m2.
